How much rent can you actually afford?

There are two numbers worth knowing: what you can comfortably afford, and the income a letting agent will reference you against. Put in your income and see both, and check whether a specific rent passes. Free, no sign-up.

The two rules

What you can afford vs what you'll be referenced for.

The 30% guideline. A long-standing rule of thumb is to keep rent at or below 30% of your gross income. It's not a law, just a sensible ceiling that leaves room for bills, food, travel and saving. If your other costs are low you might stretch past it; if they're high, aim under it.

The agent's referencing cap. Most letting agents and referencing firms want your annual income to be at least 2.5 times the annual rent — the same as saying your income should be 30 times the monthly rent. That works out a little higher than the 30% guideline, around 40% of gross, which is why a flat can be "referenceable" but still feel tight. Joint applicants are usually assessed on combined income against the whole rent.

If you fall short. A UK-based guarantor is the usual fix — they typically need to earn around three times the annual rent themselves. Some agents accept several months' rent up front instead, though there are limits on what can be required.

Right to Rent. Separately from affordability, landlords in England must check every adult tenant has the right to rent in the UK before a tenancy starts. It's a legal requirement, not part of the income test.
